Price Records in downtown Stockholm – Swedish Dagbladet

Price Records in downtown Stockholm – Swedish Dagbladet

July figures from Mäklarstatistik offers a mixed reading. National statistics are colored by the percentage of sold apartments in metropolitan areas declined sharply over the summer, as is customary. The press also down nationwide prices of condominiums.

– Especially in Greater Stockholm and Greater Gothenburg, the prices are so much higher than in the rest of the country, it means that the national average drops, says Per-Arne Sandgren, head of research at Swedish Mäklarstatistik.

The statistics, which says that the prices of condominiums in the country declined by 5 percent during the last three months, should be taken with a grain of salt.

– prices in each area is however stable or exhibits assets. So the decline we see at the national level is a normal summer effect and usually recover in coming months, adding Per-Arne Sandgren.

In central Stockholm prices of condominiums virtually unchanged in July , compared with June and the average price of an apartment landed at 69,702 per square meter. But a marginal rise still means a new all time high.

According to the statistics produced for SvD Business exclusive, it has now recorded a record 25 of the last 31 months in the central parts of the capital of Sweden.

Greater reports while a slight decline of 1 percent and the average price for this geographical division will thus end up at 40,395 per square meter.

In both the central Gothenburg and central Malmö is up from enmånadersperspektivet. Rise by 3 percent and 1 percent means that a centrally located apartment in the kingdom’s second city has an average price of 45,207 per square meter. In Malmö’s inner city, the average price half of the Gothenburg: 22,654 per square meter.

Looking for a year and compares with prices then it is obvious that condominiums are hot villa hurry. Although the villas have gone off – upwards – in price.

– In the full year, we now have a price rise in the country at 7 percent for both villas and condominiums. Several areas show increases of about 10 percent or more, says Per-Arne Sandgren, adding:

– In the rest of the country we find many examples of stronger gains than that, especially in condominiums.

A mean Sweden Villa in July cost SEK 1.9 million. In Stockholm, Göteborg and Malmö are considerably higher price.

Second home market continues to be tough on the small price increases. The past twelve months, the price of an average “summer cottage” in the kingdom increased by 4 percent. Average price lands at 1,446,000 crowns.
