Historically low housing supply – Swedish Dagbladet

Historically low housing supply – Swedish Dagbladet

– The range is extremely low and there are many who fight for housing, says Johan Vestberg on Fastighetsbyrån.

Statistics housing site Hemnet shows that the supply of apartments is historically low. Since statistics began to be conducted in 2008, the number of condominiums on the site, never been less in July and August than in years.

– At the same time, interest in condominiums, villas and holiday homes significantly higher than last year. This creates the conditions for continued pressure on the housing market, says Staffan Tell, spokesperson for Hemnet.

According Tell is one of the explanations for the reduced supply to the sales rate increased. He is backed by Johan Vestberg, Head of Real Estate Agency, which says that the increased pressure led to more apartments sold before viewing.

– The sale is extremely quick today. It’s definitely a seller’s market and terms for the buyer to be on the ball.

The low supply and strong demand also pushes up prices, but Vestberg do not think it will lead to fewer home purchases.

– Many are based primarily on their needs. Need to change residence, it may be worth it in the long run even if it is a seller’s market.

Vestberg advice to the one to be buying a home is to be well prepared and do a proper research .

– It is good to check price statistics and talk to a broker to get a picture of how the market looks. Then you need to ensure that funding and the loan commitment is in place so that you can act fast when you find something.

For the seller can be a good deal to outsource dwelling on market during August.

– If I’m going to set the forecast so will the interest in housing to peak within the next two weeks, said Staffan Tell.
