The number of new apartments has not been higher than now since at least 1975. The state Statistics Sweden on Thursday morning released the new figures for the first six months in 2016.

According to statistics Sweden’s statistician Johannes Johansson is the commencement of a total of 33,950 apartments from January to June this year, the highest number available in the electronic statistics, which dates back 40 years in time.

– it is clear that the vast majority built around the major cities and that most are condominiums, says Johannes Johansson.

it is thus the scorching condominium market continues to push housing construction in Sweden most.

Preliminary 56 percent of those started 27,600 apartments in apartment buildings, condominiums, while 44 percent are rental units. In addition, new housing in single-family homes increased slightly more moderate, to 6350 began the first half of this year.

The total number of 33 950 started residential units is over 40 percent higher than the same period last year, which shows that production is now trying to meet the huge demand.

the number of apartments completed in the first half, however, was significantly lower, because the construction in previous years have not been as large. 25,150 completed apartments from January to June match barely the official population increase as the first half was about 55 000 people according to Statistics Sweden.

The statistician Johannes Johansson report that it takes an average of 14 months before an initiated apartment buildings also falls into that complete statistics, while the corresponding time for single-family homes is 10 months.

– One should therefore expect that it will take about a year before they began homes are statistically finished, he explains.

Even if the record construction of apartment buildings now stands at levels not seen since the million program before 1975, the housing shortage is a fact.

by June came Boverket with an adjusted construction needs analysis that suggests that the construction must be up further, preferably to 440,000 completed new apartments from 2016 to 2020, a rate that residential construction has not yet. The reason is the expected population growth in the future, and that the construction in recent years has lagged behind and has not increased sufficiently to meet the need.

A building on yet higher record levels than the SCB presented for the first half of this year, will need to continue for ten years. The need, according to the National Housing Board 710 000 new apartments of all kinds, thus including single-family, up to 2025. This need is further peak is now at the forefront of the period. The background is that by 2025 the population is expected to increase by more than 1.2 million people.

The population increase occurs in all age groups. In the working population aged 20-64 years, the population is expected to increase by just over half a million, while the young are expected to be just over 400,000, and the older more than 300 000 more in 2025 than they were in 2015.
