Fabege get 178 million to take over Friends Arena – the Business world

Fabege takeover of Friends Arena of Solna City, Jernhusen and Peab is not an acquisition in the sense that the real estate company to pay the sellers: in fact, Fabege paid for these to get rid of their shares in the loss-making arena.

It is clear from the press releases from the City of Solna and the state the real estate company Jernhusen.

the Offices said in its press release about the transaction to the company “acquires the Solna city, Peab’s and Jernhusen shares in Arenabolaget”, but the tiger on the purchase price. To the News agency Directly said Christian Hermelin, ceo, on the issue during the Friday morning that the purchase price is undisclosed.

In the City of Solna’s press release is clear, however, that the stockholm suburb while selling its 16.7 percent of the arena for 2 crowns, but in addition pushes to more than 178 million, partly to cover future losses (120 million relating to this), and allow for Arenabolaget to buy entrance building (58,45 million).

the Municipality points out in a factual basis that the arena can be expected to be loss making in “a number of years”, and that, therefore, there is a “business based” agreement.

In an interview with the local newspaper Mitt I Solna on Friday denotes the City of Solna’s kommunstyrelseordförande Pehr Granfalk (M) deal that the city “buy out”, and stating that the municipality has so far invested 600 million in the arena including that now paid.

Jernhusen makes a contribution of 155 million to get rid of their 10 percent of the stadium, according to its press release. Any purchase price à la the 2 crowns Solna may not mentioned, but the company’s team of press officers Cecilia Granath says to the News agency Directly to the case of a “nominal sum” in the same order of magnitude.

Peab, the third seller, selling 17.2 per cent of the arena, and speaks according to communications manager Charlotte Hagö says to the News agency Directly not on the purchase price.

In byggbolagets press release about the transfer is shown to arenatransaktionen is a part of a larger deal, where Peab, among other things, sells arenakopplade claims as well as his half of a company, the Visio, which contains the development rights in Solna for Fabege. The purchase price of Visio-the proportion of out tentatively to 300 million.

“the Sale of the assets related to the Arenabolaget and Visio means a negative operating profit of approximately sek 180 million,” writes the Peab further about the matter, but the components Visio and Peab’s claims on arenabolaget complicates the comparison with what the City of Solna and Jernhusen buys.

last year, went to Friends Arena with over 200 million in the loss, including depreciation, according to what Fabege Christian Hermelin says to the News agency Directly, and he does not expect any “significant improvement” until next year.

After the deal takes Fabege 66.7 per cent of the Friends Arena, the Swedish Football federation – as before -the remaining 33.3%.

Arenabolaget will not be consolidated in the Fabegekoncernen, but thereafter accounted for as an associated company, according to Fabege press release.
